Applying for a Property

When you have found a suitable property through us, we will require a holding deposit of £300 to secure the property; this will then be deducted from the final balance due before you move in.

References: We require all applicants to complete a Reference Form, which will then be checked by ‘HOMELET’ referencing agency.

We also require all applicants to provide us these documents

1. Passport (with Visa if required)
2. Proof of Address (Gas, electricity, water, council tax, telephone (but not mobile phone) bill dated within the last three months, a drivers licence, letter from employer on company headed paper, a current TV licence).
3. Last 3 Month’s Rent Receipts

If employed
1. Latest 3 Month’s Pay Slips
2. Latest 3 Month’s Bank Statements

If self-employed 1. Last 2 Year’s SA302
2. Latest 3 Month’s Bank Statements

RENT: One month’s rent in advance. Rent due date will be the 1st day of each month. The first month’s rent will be pro rata.

DEPOSIT: A deposit is required; the deposit must be received prior to the signing of the agreement. A deposit is equal to six weeks’ rent.

A final decision on whether or not a tenancy can proceed will depend upon the responses received and this decision will be made in consultation with the Landlord.

YOU WILL NOT RECEIVE A REFUND OF THE HOLDING DEPOSIT

If you decide not to proceed with the tenancy.
If you do not provide the above documents within 3 working days.
If you do not provide requested documents by us or Homelet within 48 hours.
If your Guarantor References are not acceptable or withdraw and you cannot provide another Guarantor within 48 hours.

Complete the form fully before coming to the office. Once you have all the necessary documentation contact us. We will then arrange to proceed with your application, subject to the receipt of satisfactory references.

NOTE: Payments must be made in full into our Bank Account prior to signing the contracts. All parties including Guarantors (if any) must come in the office together to sign the Tenancy Agreements. If all parties cannot attend to sign the contracts, the rent will start from agreed date but keys would not be released.

BEFORE YOU MOVE IN

Tenancy Set up Fee:            £275.00

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Tenant Reference Fee:            £50.00 per tenant

Processing the application, associated paperwork and referencing.

Guarantor Fee:            £50.00 per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Permitted Occupier Fee:            £100.00 per permitted occupier

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Accompanied Check-in Fee:            £100.00

Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Pet Deposit (Returnable additional Security Deposit):            £500.00

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

DURING YOUR TENANCY

Amendment Fee:            £140.00

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Agreement Renewal Fee:            £50.00

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Missed Contractor appointments:            £50.00

Last minute cancellation or missed property inspection visits:            £50.00

ENDING YOUR TENANCY:

Check out Fee:            £85.00

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee:            £50.00 per reference request

Collating information and preparing a reference for a future landlord or letting agent.

OTHER FEES AND CHARGES

Security Alarm/Keys             £85.00 per item cost

Obtaining necessary permissions, sourcing providers and travel costs, tenant will be responsible for alarm company charges.

Out of Hours Services:            £50.00 per hour plus any actual costs incurred

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.

Unpaid Rent / Returned Payments:            Interest at 8% above Bank of England Base Rate from date due

Professional Cleaning (if required):            £15.00 (in VAT) per hour

Which will be deducted from the Security Deposit, only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
